National Homeownership Month: Homebuying Basics (BTB: Back to Basics)

You have decided to buy a home. Great! But there are a few things you need to know before you start to search for that perfect home. Let’s talk about three homebuying basics needed to start your search: Budget, Mortgage Loan Officer, and Realtor.
 Home Buying

Budget

The first step in finding your dream home is to figure out your budget. Your budget can determine down payment, closing costs, monthly mortgage payments, and much more. You don't want to spend more than you can afford or get stuck with an overpriced home. Your budget can also help you determine what you are willing to spend, and which neighborhoods are best suited for you and your family's needs. Of course, there are always exceptions to any rule! For example, if you want to live in a neighborhood that has access to tons of green space and outdoor activities but can't afford it all at once, choose a neighborhood that offers easy access to these amenities as well as other necessities. Once you determine your budget, next is contacting a Mortgage Loan Officer.

Mortgage Loan Officer

What is a Mortgage Loan Officer? Mortgage Loan officers are people who work at mortgage companies, banks, or other financial institutions. They help borrowers find the best loan products and pricing they need to buy a home. Mortgage Loan officers can help you compare rates on fixed-rate loans, which are less likely to change than adjustable-rate mortgages (ARMs). They can help you understand your options and make sure you have all the information you need before making any decisions. So, know your budget and find a mortgage loan officer who can explain in plain English what kind of monthly payments you can expect from different types of loans. Because a mortgage loan officer can help you calculate how much house you can afford based on your income, down payment amount, and other factors such as closing costs, and taxes on both the purchase and sale of the property. If there are any questions about whether it makes sense to buy at all given your income situation, ask them! Next is finding a good realtor.

Realtor

A realtor, also known as a real estate agent, can help you stay within budget of your dream home, as well as its location and amenities. The real estate market is changing faster than ever before—and there are so many ways to buy real estate. You might want to build your dream home from the ground up or buy an existing property. So, find someone who is experienced in the field and knows how to get deals done. You also want a realtor who understands your needs and should be able to find properties that match your criteria, which means they have access to more listings than other agents. Having a good realtor with knowledge of the local market can help you make informed decisions on whether or not to buy. A realtor can also assist you with the negotiation process, providing education about home maintenance and repair issues, and advice on financing options and other factors that affect the purchase and sale of homes.

By mastering budgeting, understanding the role of loan officers, and leveraging the expertise of realtors, you can take control of your financial journey and achieve your home buying goals with confidence. We hope this guide has provided you with valuable insights and practical tips to navigate the world of personal finance, loans, and real estate successfully.
